Summary of Position

Responsible for the overall management of assigned properties to satisfy the requirements of the ownership and tenants, to preserve and increase the value and integrity of the properties and to meet the financial objectives of the ownership and management.

Essential Functions

  • Enforce terms of tenant agreements including policies and procedures outlined by the property management team
  • Investigate and resolve resident complaints and concerns in a timely and efficient manner
  • Maintain frequent and thorough communications with tenants
  • Maintain a positive customer service attitude
  • Inspect move-in/move-outs
  • Physically walk and inspect property on a regular basis
  • Coordinate default proceedings
  • Schedule expenditures
  • Prepare annual budgets
  • Analyze and correct budget variances
  • Keep accurate and up-to-date financial records
  • Prepare monthly financial reports
  • Oversee capital improvement projects
  • Implement a process for proactive tenant outreach
  • Implement a process for gathering tenant feedback and satisfaction levels
  • Negotiate and manage contracts with outside vendors
  • Ensure and track compliance with all outside vendors
  • Monitor and manage all property expenditures to a budget

Knowledge, Skills and Abilities

  • Excellent verbal and written communication skills required
  • Understanding of marketing and customer service principles
  • Understanding of financial and accounting principals
  • Working knowledge of budgets and financial statements
  • Working knowledge of contracts and agreements
  • Working knowledge of building and grounds maintenance
  • Knowledge of relevant local, state and federal legislation and regulations

Minimum Qualifications

  • Bachelors or equivalent
  • 3+ years of directly relevant Property Management experience or 5+ in equivalent customer service field
  • Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel.
  • Ability to effectively communicate both orally and in writing with peers, managers and clients
